Short-term rental options in New York City are abundant, but it’s sometimes hard to know how or where to look for them depending on your requirements. If you are looking for a short term rental for one of the following reasons you are on the right page:

  1. Vacation
  2. Hospital Visit
  3. Extended business trip
  4. Student in town for a summer internship
  5. You’re a Local New Yorker that’s renovating a home.

Before we dive into a list of short term resources, there are a few things you should note:

  1. There are no centralized databases for short-term rentals. They are scattered among a few websites which we have listed below.
  2. In New York City the shortest rental period is legally 30 days. Anything less than this can result in large fines for the landlord. We don’t encourage renting anything for less than 30 days.
  3. Most brokers don’t work on short-term rentals for a number of reasons. Particularly because broker fees are burdensome for short leases. Additionally, parties breaking their leases tend to find tenants without the help of a third party broker.

We would like to help you narrow your searches and show you some of the best options we know for short term leases. We’ve included options for any budget and for the length of your stay. We have organized our list by price, from least expensive to most expensive options.

Sublet.com | Length of Stay: 1 Day Minimum | $

Sublet.com is an international short-term rental resource, and offers a wide array of options for such leases in New York. You can find hundreds of apartments for a broad range of prices, sometimes reaching as low as $300 a month. This site offers weekly stays as well, so this could be a great option for a shorter trip. The site first allows you to limit your search by area, and each neighborhood in NYC has a sufficient number of options. Along the left side of the site’s search page, you can specify your lease term, and you can choose any stay length, ranging from days to over a year. The option to limit your search to these options is helpful, and you will find properties matching the length of any stay. Customers have noted ease when contacting prospective landlords. Craigslist is a site that will usually have the widest array of options, and often those that you will not be able to find anywhere else. That being said, it’s also the wild west when it comes to finding an apartment. DO NOT send money to anyone prior to visiting the apartments.

Apartment hunting through this site allows you to be rather specific about your requirements, and direct contact makes the interactions quick. This site is also helpful if you are really in a pinch, from the sides of both prospective tenants and lease-breakers. As long as you do a bit of research on the offers that you come across, you can usually find a deal that works well for you. However, you will have to sift through a lot of bogus ads. Searching housing and choosing the “sublets and temporary” option will bring you to all short-term options, often including furnished places.  If you have a very tight budget this would be the ideal place too find a room in someones apartment.

Through this site, you can find spare rooms with pre-existing roommates. It’s easy to find a cheap place to rent if you are on a budget, and you will be interacting directly with the people posting on the site. The communication through the site makes it easy to figure out if personalities will match as you’ll find descriptions on the right side of each listing of what to expect from the tenants and the apartment. Equity Residential is one of the largest landlords in the US.  Within each neighborhood, you can find a few buildings that the company owns.  The apartments advertised on their website are the prices for one year leases which is the term they predominantly rent their apartment for.  You have to call them and ask them to quote you for a short-term lease. Typically their short term leases are 30-50% higher than the price of their one year leases and come with restrictions such as no leases ending in December and January.

This week’s list of most and least expensive rentals on the Upper East Side comes from information obtained through StreetEasy.

Most Expensive:

At the top of the list for this week’s most exquisite rental properties sits this Lenox Hill two bedroom at 28 East 63rd Street. This week’s list of most and least expensive rentals comes from information obtained through StreetEasy.

Most Expensive:

At the top of the most luxurious rentals this week sits this two bedroom, two bath high floor apartment at 404 East 79th Street #22H. Incredible views of the East River and Empire State Building from the huge living room picture window and side balcony. This luxury white glove condominium building, Hampton House, features a sky lit rooftop pool, sauna, health club free to tenants, fountain in lobby, elevator, concierge, doorman, garage, laundry in building, and live in management. Apartment includes microwave and dishwasher. Rental listing offered by Jeffry Appell and Michael N. Appell for $44,000 per month.

Dreamy Park Avenue condo located at 1055 Park Ave only two blocks from Central Park in Carnegie Hill. Three bedroom duplex apartment home, three baths, one half bath, maid’s room that could be converted to fourth bedroom, direct elevator access from the sixth floor, large living room, gourmet fitted kitchen, and formal dining room.
